Live in uniformity
When investing into a living with in a Homeowner Association there are many factors you must consider to ensure you have found the community for your lifestyle. There are a few keys items to review prior to purchasing within a HOA.
#1 Financial Stability: Is there a current special assessment or one in the foreseeable future? What present are the community reserves funded at? Does the HOA hold more than 3 months of operating expenses in their checking account?
#2 Governing Documents/Rules and Regulation: Be sure that you review all documents to understand all restrictions the HOA can enforce while living within the community. Examples: parking, pets, vehicles, storage, home improvements guidelines, etc.
#3 Responsiblity Matrix: This document will clearly outline/define the responsilities of the Homeowners Association and the Owner of the unit/lot. Example: plumbing, landscaping, foundations, drainage, painting, etc.
#4 Amenities: Always ask for a list of amenities. This will give another insight into the HOA financial responsibility as well as if they carrier insurnace for the common areas.
